San Fernando History Inspires New Development Project

A Spanish-Mediterranean community will soon become part of the landscape of San Fernando, Pampanga.

Land development and sale for the 4.5-hectare mid-cost residential project Mirada Dos are now in full swing, following the grant by the local government of a development permit and license to sell by the Housing and Land Use Regulatory Board (HLURB) to Robinsons Land Corporation . (RLC). In fact, about 70 percent of opened inventory has already been sold.

The land development of the project in Baranggay Sindalan, along MacArthur Highway, is now 62 percent complete. Land development is expected to be finished by November 2008.

A joint venture between RLC-Housing and Land Development Division (HLDD) and the Miranda brothers, Elias Miranda and Abelardo Miranda Jr. of Hacienda Miranda, the project offers prime lots only with option for housing. Minimum cut per lot is 147 square meters at an average unit price of P735,000. Prospective residents will have the amenities of landscaped entry marker/gate and guardhouse, perimeter fence, 24-hour security and centralized water distribution. They will also enjoy unlimited access to the clubhouse, basketball court, swimming pool, and open space/picnic areas.

Convenience is a major plus for this prime RLC project, the fourth in Pampanga since 2004 for the leading property development firm. A commercial strip along the main road is within easy access to future residents and also offers opportunities for the business-minded prospective homeowner. MacArthur Highway is a major artery leading to San Fernando’s business/commercial hub. Nearby commercial establishments include Robinsons Starmills Mall. Schools and hospitals are also readily accessible. Mirada Dos is expected to be another major triumph for RLC after its series of successful projects in Angeles City and Mabalacat, Pampanga. As for the Spanish Mediterranean theme, Alferez said it was a nod to the rich history of San Fernando, a city created in 1754 when the Philippines was under the Spanish colonial regime. “The Spanish architecture of the project is highlighted through the use of stucco finish, wrought iron grills, and arched windows and openings. The colors are rich and earthy, giving the units a distinct homey and cozy feel. Our team of expert designers conceptualized a look that was elegant but individualized,” Alferez said.

She said the residential project would have a beautifully landscaped area and pocket parks for residents and their guests to enjoy. With this new RLC project, Alferez expressed optimism about the growth of the real estate industry not just in the province of Pampanga but in the whole region of Central Luzon.
